Real Estate Startup: Are there any software programs that will verify individuals are actual owners?

I am building an online platform for the real estate industry and wanted to know if there were any software tools or programs that I could leverage to verify users are the actual owners of the residential or commercial property. If the tool does not already exist, do you have any ideas on ways to verify that registered users would be the owners of the subject property? Thanks.

I'm thinking that you can grab a feed of addresses from Google Maps API then validate that feed against publicly available API data of property owners that a company like this:http://www.propertyshark.com/mason/, may be able to provide.

your going to want to use the public data available through a title insurance company. I worked in title and lending for many years. The best company for title is Orange Coast Title. Their website is TitleAdvantage.com , I do not know if they offer an API to access this information yet but I know their CTO and could ask for you.

It should be as simple as a quick property history search then compare the name on title to the person who claims ownership.

Vince, thanks for the response. Looks like TitleAdvantage.com only operates in NV and CA. Do you think the CTO will have access to data across US? I know there are some resources out there like firstdata but the cost is $250k for nationwide data.... Looking for something much more affordable if possible. I would really appreciate if you asked. Keep in mind that in commercial real estate, most buildings are owned by LLCs, so it can often be quite a lot of work to determine who the "true owner" is. There are several businesses in the U.S. that only/primarily exist to provide "true owner" data.

Residential ownership is public record (at least in California). Exemptions exist (is you are celebrity, or Steve Jobs, then you can justify exemption).
